Property developer Gurner has unveiled plans for its $580 million St Kilda Novotel development, with three high-end residential buildings in the works.

The 5,791sq m Nototel site, was listed earlier this year by Greg Shand’s Barana Group, but was quickly withdrawn from sale when offers failed to meet the expectations of the vendor.

A partnership was quickly struck up between Shand, Gurner and founding partner of Alecon Group Phil Green who moved to redevelop the site in June.

After an international design competition, Gurner has appointed Fender Katsalidis to design the first two buildings, with Koichi Takada designing the third building.

The developer’s plans for the site include 90 luxury residences spread across the three new buildings, including a 1,000sq m penthouse expected to range between $30 and 40 million.

The project’s design is now being finalised with Gurner founder Tim Gurner saying the development will “set a new benchmark globally for ultra-luxury residences”.

“My brief to the design team was very simple, to look at the best amenity and service of five-and-six-star hotels from around the world and then step it up and offer a level of luxury, amenity and service that has never been seen before,” he said.

“We are working with David Hicks to create a penthouse in the first building that will be at a world-leading standard offering over 1000sq m of living space along with two pools, seven-bedrooms, a guest apartment, gym, sauna, wine cellar, cigar room and other elements still to be confirmed.”

Two, three and four bedroom high-end residences have also been penciled into the project, with 70 per cent of the project predicted to be priced between $1.3-million and $4-million.

While the developer is finalising the proposed design, with the public launch due in early 2019.
